Scaffold cost is highly duration-sensitive: stretching the hire from three months to five raises rent by 67% while erection cost stays put. The aim is to shorten occupation, not to squeeze the rate. Also pin down the free period — most hirers allow 15-30 days before daily charges start, and that clause is worth negotiating.

Formula

Durationdays ÷ 30
Rentarea × monthly rate × months
Labourarea × erection rate
Lossarea × loss rate
Totalrent + labour + loss
Cost per m²total ÷ area
1000 m² for 90 days at 18 per m² per month, 22 erection and 4 loss: 54000 rent, 22000 labour and 4000 loss — 80000 in total, 80.00 per m² and 600 per day.

How to work it out

  1. Establish the system and the pricing basis first: tube-and-coupler is hired by area per month, ringlock and climbing systems are usually hire plus erection, and ground-supported scaffolding is often a lump sum per area.
  2. Convert the hire period to months: days ÷ 30. The clock runs from mobilisation to final strike and demobilisation, not from first use to last use — idle periods are billed.
  3. Hire cost R = scaffold area × monthly rate × months. Tube-and-coupler runs 15-25 CNY/m² per month; ringlock is slightly higher.
  4. Erection and striking labour = area × rate (20-30 CNY/m²). Above 24 m the price rises because the scaffold must be staged and offloaded in lifts.
  5. Material loss = area × loss rate (3-6 CNY/m²), covering lost couplers and bent or deformed tubes that must be paid for.
  6. Total = hire + labour + loss; the rate per square metre is that total divided by area, which is the figure to compare against a scaffolding subcontract quote.

Where it goes wrong

Material and cost

Tube-and-coupler hire is 15-25 CNY/m² per month, erection and striking 20-30 CNY/m², material loss 3-6 CNY/m². Ringlock hires at 20-30 but erects faster with 20% less labour. Climbing formwork needs 200-350 CNY/m² upfront but can be reused across projects, making it cheaper overall above about 30 storeys.

FAQ

Why is scaffolding priced by area, not weight?
Because facade projection is the trade convention and already implies a height and lift pattern, making estimating and settlement quick. Pricing by weight — tube metres times 3.84 kg/m — reflects material input more precisely and avoids disputes over differing densities on package deals. The bridge between them is tube content per square metre, usually 12-18 kg/m².
Rent or buy?
It depends on duration and pipeline. Under three months renting is cheaper; beyond six, buying new and depreciating usually wins, and the tube and couplers carry over to the next job. But buying ties up cash, needs storage and carries corrosion and loss. Most small contractors rent — no capital, no maintenance — at 20-30% more per unit.
How much does delay cost on scaffolding?
A lot. 1000 m² of facade scaffold rents at 600 a day, so a month of delay is 18,000 — the entire erection cost. Striking must follow the facade trades closely, and many jobs hang two or three extra months because one of insulation, paint or cladding slipped, doubling the cost. Put scaffold removal on the programme as its own control milestone.
